A corporate dormitory with 644 rooms used by multiple companies for business people working in central Tokyo.
The building is divided into three parts, arranged at equal intervals next to the surrounding buildings, and the entire first floor is open to the residents as a common area (part of it is also open to the local community). The glass-walled common spaces are lined up facing the exterior, and by establishing a route for daily traffic within them, the line of sight extends to the other buildings and the surrounding streetscape, creating a street-like space where various events can be observed.
The second floor and above are divided into "clusters" consisting of approximately 70 residential rooms and one shared space, with the aim of encouraging casual communication in everyday life.
The impact of the COVID-19 pandemic has forced us to change the way we work.
Although working from home initially posed many challenges, systems such as data sharing and web conferencing are gradually being put in place, and it is expected that occupations suited to telework will not revert to previous working styles even in post-COVID, and that changes in working styles will continue.
While there are benefits, such as eliminating the burden of commuting and having more time to spend with family, there are also some challenges.
Coincidentally, Tsukishima-so, which proposes a new way of living, also offers a solution to the problems associated with working from home.
Tsukishima-so, which offers shared corporate dormitories, will of course alleviate the loneliness that is a concern when working from home for single people, but it also offers the choice of locations, such as shared facilities like kitchens and dining rooms (large), cluster shared areas (medium-sized), and living rooms (small), as well as relaxation facilities like gyms and large baths. The rich living environment and facilities that come with sharing will likely be positioned as an important environment that supports new ways of working.
We believe that the new community that is being formed at Tsukishima-so, where people help each other grow beyond industry, occupation, nationality, and age, is in line with how people will live in the future.
