(Tentative name) "The Grand Outlet – Kura Kura Bali" begins construction
Bali's first large-scale luxury outlet mall project
Mitsubishi Estate Co., Ltd. will embark on the luxury outlet mall project "The Grand Outlet - Kura Kura Bali (Tentative name)" in collaboration with PT Bali Turtle Island Development (hereinafter referred to as BTID), which is developing a mixed resort in Bali, Indonesia. The total project cost will be approximately 14.5 billion yen, and the outlet mall will have a site area of approximately 47,000 m2 and approximately 150 stores (store area of approximately 29,000 m2) offering a range of international and local brands. This project will be the second large-scale luxury outlet in Indonesia following "The Grand Outlet - East Jakarta" which opened in Jakarta in December 2023, and the first in Bali. Construction is scheduled to begin in 2024, and the mall is scheduled to open around spring 2026. Mitsubishi Jisho Design Inc..

「(仮称)The Grand Outlet –Kura Kura Bali」は、インドネシアの著名な観光地でもあるバリ島、バリ・ングラ・ライ国際空港から車で約15分のスランガン島内の複合型リゾート開発エリア「クラクラ・バリ」内に位置します。同エリアは観光分野での経済特区エリア(KEK)として承認され、マリーナ建設とリゾート開発で、今後30年間に104.4兆ルピア(約950億円)の投資と約10万人の雇用創出が目指されており、今後のバリの新経済圏を担うエリアとして期待が寄せられています。
In this project, Mitsubishi Jisho Design and its subsidiary Mitsubishi Jisho Design Asia in Singapore will serve as design architects, and based on the main concept of "A Village for Diverse Communities", various cultures, architecture, and Built with a design based on the essence of harmony woven by nature. As the gateway to Bali, where you can enjoy sophisticated shopping, dining and dining while experiencing diverse and fascinating cultures, it will create a space that welcomes many visitors from all over the world. In addition, by arranging a place of relaxation and event space that makes the most of the Landscape Design facing the coastline, we will create a place that further brings out the charm of Bali, rather than simply adding software functions.
<Intention behind the design>
The architecture and Landscape Design was inspired by the traditional Balinese gazebos known as "Bales," traditional houses and villages characterized by their courtyards, and was designed to provide an experience unique to Bali, using locally produced igneous rock and bricks, and recycled materials such as ulin (a broadleaf tree of the Lauraceae family native to the region) sourced from Java. The building layout was considered based on the local wind direction, and the water features strategically placed in the wind's path cool the promenade, and the active use of recycled materials makes this an environmentally friendly design.

- KEK (Kawasan Ekonomi Khusus): Synonymous with special economic zones in Japan. Currently, 20 locations have already been designated in Indonesia, and by meeting certain conditions, you can receive a tax reduction of approximately 20% to 100% for up to 25 years, as well as an exemption from value-added tax (VAT) on imported raw materials. ■ Mitsubishi Estate Group 's outlet mall business in Southeast Asia
In Southeast Asia, led by Indonesia, which boasts the largest population and GDP among ASEAN countries, further growth in personal consumption is expected in the future, and demand for outlet mall businesses is increasing due to new brand entries and store expansion. In addition, the second phase of the luxury outlet "Central Village" in Thailand, which we participated in in 2019, will be expanded and opened in January 2022, and "The Grand Outlet - East Jakarta" (Karawang Regency, eastern Jakarta), the first large-scale luxury outlet in Indonesia, a joint venture with Tuan Sing Holdings Limited, a comprehensive developer listed on the Singapore Stock Exchange, will open in December 2023.
We are also considering new business opportunities in other countries and are continually moving forward with plans to open new outlet malls. Utilizing the outlet development and operation know-how that Mitsubishi Estate Group has accumulated in Japan for over 20 years, as well as our track record in overseas businesses, we will capture the expanding consumer demand in Southeast Asia and Oceania and actively promote the outlet mall business as a leading company in the field.

■ About our partner PT Bali Turtle Island Development
The master developer of the Kura-Kura Bali (Serangan Island), a mixed-use resort development on the island of Bali, Indonesia. The company is currently planning and promoting various developments on the island, which has a vast area of land of approximately 498 hectares.
