Innovation Hub
The design concept for this facility is to develop a variety of workplaces by linking the outdoors, semi-outdoors and indoors together as an "environmental gradation" that combines a variety of spatial, temperature, humidity and lighting environments, rather than separating the inside and outside of the building as is the case in typical research facilities.
The concept of "ABW +e" combines ABW (Activity Based Working), which allows users to choose where they work, with air conditioning control and lighting plans tailored to the characteristics of each location, and adds a wide variety of environments, including air, lighting, and spatial scale. The aim is to create an innovation hub filled with "Feel / feel + Field / place," where people can"feel" the spark for reflection, realizations, and new value creation.

- An evaluation by the Institute for Building Environment and Energy Conservation of the specifications, performance, and initiatives of buildings that help maintain and improve the health and comfort of building occupants.
Obtained the highest rank in both "user health and comfort performance" and "environmental performance" certifications
The building was recognized for its wide variety of spaces and for its environmental creation that incorporates the lush greenery of the surrounding area, and was awarded the highest five-star "S Rank" in the "CASBEE Wellness Office" certification, which is given to buildings that support the health and comfort of their users.
In addition, by introducing various energy-saving technologies, including solar shading by the large roof and solar panels installed on its surface, primary energy consumption at the design stage was reduced by 114% from the standard value, achieving the five-star "ZEB" rating, the highest rating in the "BELS" (Building Energy Efficiency Labeling System). This is the third time that one of our design projects has obtained the "ZEB" rating.
This follows the "Mitsubishi Electric ZEB-related Technology Demonstration Building "SUSTIE"" (completed in October 2020) and the "Shobond Construction Northern Japan Branch New Building" (completed in June 2023). Please see the end of the release for details.
It is a semi-outdoor space where you can feel the light and breeze, characterized by natural ventilation, skylights, and a large wooden eaves roof that continues from the outdoors.
By using circadian-controlled ambient lighting, underfloor air conditioning, and condensation-type radiant air conditioning to cool the living areas, we have achieved a comfortable environment in this large, open space while also saving energy.

Implementing "full BIM design and construction" throughout design and construction projects
In designing this facility, we used BIM at every stage, from schematic design to detailed design development to Construction Supervision, to check for and resolve any interferences, study the design, and share information with the business operator and contractor. (Selected for the Ministry of Land, Infrastructure, Transport and Tourism's "Model Project for Facilitating the Construction Production and Maintenance Process Using BIM" / Shinryo Corporation, Takenaka Corporation). We will deploy the knowledge we have gained here in our various future design and Construction Supervision projects, and use it to make our work processes more advanced and efficient.
In addition, in April 2023, we will position BIM as a key element of our DX strategy, transferring the BIM Promotion Office to the newly established DX Promotion Department, and are actively promoting the use of BIM and disseminating/educating people about it within the company.

■ Mitsubishi Electric ZEB-related technology demonstration building "SUSTIE" (Kamakura, Kanagawa Prefecture)
This is the first ZEB-certified project designed by our company, which has improved both the building and facilities through improved insulation performance, adoption of highly efficient equipment, and use of natural energy. It also attracted attention for achieving ZEB certification despite having a total floor area of over 6,000 m2. Solar panels are installed only on the roof, demonstrating that it is possible to achieve both energy efficiency and comfort (WELL certified) even in urban areas where land space is limited. (Completed in October 2020)
■ Shobond Construction North Japan Branch New Building (Sendai City, Miyagi Prefecture)
This is the second ZEB-certified project designed by our company. While improving insulation performance, a full-height opening was installed on the south side with a balcony that also serves as a large eaves. After conducting a worker survey in the planning stage, "sufficient" air conditioning equipment was installed in line with actual usage to reduce energy loss. A combination of highly versatile technologies has made ZEB a reality, and the plan is to contribute to improving the environmental performance of future office building designs.
