How will flying cars change the buildings of the future?

Participating in the world's largest real estate trade fair for the first time, and announcing our mobility x city concept

Mitsubishi Jisho Design Inc. (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Junichi Tanisawa) participated for the first time at MIPIM 2025 (International Market Conference for Real Estate Professionals), held in Cannes, France from March​ ​11 to 14,​ ​2025, where it announced a series of concepts for the "Seamless MobilitySystem(SMS)," a next-generation mobility system that will make people's movement seamless, both inside and outside buildings, as a "tool to connect cities, buildings, and people."

We gave a presentation entitled "Seamless Mobility System" at the venue. We introduced the concept of a series of mobility that expands from the ground to the air, and the vision of future towns and architecture that will be transformed by this. After the presentation, various questions and opinions were received from overseas developers and manufacturers, and a lively discussion ensued.


Through "Future Mobility Systems"
Proposing "future city structures" and "architecture"

The mobility concept "SMS," which the company has been announcing continuously since fiscal 2023, aims to enable more flexible use of urban spaces. It is a series of mobility proposals, including kick scooters that run on the streets, small mobility vehicles that can move beyond the boundaries between inside and outside buildings, and VTOL (vertical take-off and landing aircraft) that deploys this in the air. This is the "next-generation air mobility" or "flying car" that is attracting attention as the next generation of urban air transportation.
"SMS" aims to improve the convenience of people's mobility and make urban spaces more flexible and flexible to use. As an approach from an Architectural Design firm, it is not just a depiction of mobility itself, but a proposal for "the form of future cities and architecture in which 'new mobility' brought about by evolved mobility is installed."

Expanding on the VTOL concept announced in 2024, at MIPIM 2025 the company is proposing (left, from left) one-, two-, and four-seater eVTOL models, as well as a "building of the future" that will be transformed by these models (right).
*The one- and two-seater models are currently pending a design patent application in Europe (European Community Design). The four-seater model has already obtained European Community Design DM/235029 and Japanese Design Registration No. 1775924 in 2024.

A modular VTOL system that enables seamless mobility with a flexible system

The VTOL proposed by our company is a fully automated modular mobility system consisting of three units: propeller, cabin, and drive. It functions in conjunction with takeoff and landing ports (see below), seamlessly connecting air travel between ports as well as air and ground travel.
