Start of service provision
Going beyond the boundaries of conventional commercial management, we contribute to maximizing the effective and efficient use of land
Mitsubishi Jisho Design Inc. (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Junichi Tanisawa) is pleased to announce that starting this fiscal year, it has launched a new service called "CCM (Civil Construction Management) Services" which covers "a series of initiatives to maximize the effective and efficient use of land" in construction projects, including business site considerations, development possibility and business feasibility studies, and land use policy considerations.
Key points of the "CCM Service"
- While standard construction management (CM) services primarily support businesses at the ordering, design and construction stages of building construction projects, CCM services are also involved in the civil engineering aspects of the project from the early stages, supporting businesses from land selection, land use considerations and planning and concept stages.
- We provide total support throughout the project, taking advantage of the multidisciplinary technical capabilities that only a comprehensive design office can provide, and aim to smoothly advance the project and improve its quality.
Creating new services that bring together our knowledge of "civil engineering" and "CM," with a thorough understanding of the business perspective

"CCM Service" is a service that combines our civil engineering, environmental and various consulting services, which are "well-versed in the developer's perspective," with the extensive knowledge of our Construction Management Department, which also works to support business operators in various building construction projects. We make the most of Mitsubishi Jisho Design 's unique characteristics, track record and experience across fields to provide total technical support and business operator support from the "upstream" stage of the project. This maximizes the effective and efficient use of land.
- Mitsubishi Jisho Design was originally an in-house design office for Mitsubishi Estate, but was spun off into a separate company in 2001 and continues to operate today.

Spreading CM work to promote reliable construction projects
In an increasingly complex social environment, CM work has become widespread in order to smoothly advance construction projects, as people seek benefits such as supporting the execution of "tasks performed by the business operator" and improving the quality of deliverables. Our company also participates in a variety of projects as a construction manager (CMr).
These can generally be called standard CM services, which provide technical support to businesses at the "ordering, design, and construction stages" of building construction projects. However, even looking across the industry, there was a lack of mechanisms for CMrs to get involved in projects from the "land selection, planning, and basic concept stages" onward, and provide support for the effective and efficient use of the land itself.
Maximizing the value of construction projects by considering "how to use the land"
Therefore, in order to achieve our mission of "maximizing the effective and efficient use of land," we participate in the project from the upstream stages and support business operators in the initial consideration phase, such as considering the business site, development possibility and business feasibility, and land use policy.
Our total management, which utilizes our unique know-how gained through not only Architectural Design but also urban development and large-scale development projects, provides highly reliable problem-solving solutions from an early stage, enabling you to expect the efficient promotion of construction projects. In addition, we respond to various themes surrounding today's businesses, such as community contributions and environmental considerations, with our knowledge in each field, and support the realization of business operators' sustainability measures.

Examples of CCM services provided
We have already expanded our wide range of CCM service-related work in response to requests from various businesses. We can flexibly provide optimal services according to the progress of the project.
We believe that the CCM Service will be particularly beneficial to businesses (logistics, factories, sports facilities, educational institutions, etc.) that are considering expanding into non-urban areas (such as the suburbs) and businesses (manufacturers, local governments, etc.) that own unused land and are considering how to make effective use of and reuse it.
