"Hirooka Terrace" is Ishikawa Prefecture's first tenant office building
Obtained "Gold" status under the international green building certification standard "LEED® BD+C"
Hirooka Terrace (completion: summer 2025), owned by CCI Group Inc. (headquarters: Kanazawa City, Ishikawa Prefecture; CEO: Shuji Tsuemura), has become the first tenant building in Ishikawa Prefecture to receive a Gold rating from LEED® BD+C: New Construction (LEED® for Building Design and Construction: New Construction) v4, an international green building certification standard. This certification marks the building as an example of cutting-edge sustainable architecture for a tenant building managed and operated in the region by a Japanese regional financial holding company.
Mitsubishi Jisho Design Inc., Ltd. (Head office: Chiyoda-ku, Tokyo; President and CEO: Junichi Tanisawa) was in charge of architectural design and construction supervision for this project, and Woon Elf Co., Ltd. (Head office: Chiyoda-ku, Tokyo; President and CEO: Hiroki Hiramatsu) provided support for obtaining certification.

■A sustainable tenant office building that is friendly to the local community and the environment
Hirooka Terrace, adjacent to Hokkoku Bank Head Office Building, is a tenant office building that combines comfort and sustainability, conveniently located just a four-minute walk from Kanazawa Station. It supports diverse working styles and serves as a hub for interaction that nurtures the future of the region, providing a place where people can connect and new value can be created.
The semi-outdoor terrace, which is connected to the offices, extends above, below, left and right, and is a place of interaction available to all tenants. It blocks direct sunlight from entering the interior while blending in with the streetscape, and together with the high-performance facade, reduces the air conditioning load.
In obtaining LEED certification, the building received high scores in the energy efficiency field (energy simulation, renewable energy generation and utilization, etc.) from the following perspectives: As a tenant building managed and operated in the region by a Japanese regional financial holding company, it represents a new model for sustainable architecture.

Eaves and roof made of building-integrated photovoltaic glass
To maximize the generation of renewable energy on-site, solar panels are concentrated on the building's rooftop, and building-integrated photovoltaic glass is used on the eaves and parking lot roof. The design makes Hirooka Terrace 's environmentally friendly efforts immediately apparent to visitors.
Highly insulated exterior that combines views with thermal insulation performance
The exterior uses full-height glass to ensure a clear view, which contributes to improving the energy simulation results.
Additionally, a highly efficient water-cooled heat pump chiller will be installed as the air conditioning heat source, utilizing unused energy from the abundant groundwater unique to the planned site, reducing the environmental impact and achieving a stable energy supply.
Furthermore, in the LEED v4 Innovation category, which evaluates innovative initiatives and broad-based environmental improvement efforts, the following two points were added to the evaluation.
