"Sira Village Grand Outlet Bali" opens
Bali's first large-scale luxury outlet mall
We would like to inform you that, together with Mitsubishi Estate Co., Ltd., we have issued the following press release today.
Mitsubishi Estate Corporation (hereinafter Mitsubishi Estate) has been promoting the development of the large-scale luxury outlet mall "Sira Village Grand Outlet Bali" (hereafter, SVGOB), in collaboration with PT Bali Turtle Island Development (hereafter, BTID), a mixed-use resort development in the economic zone "Krakura Bali," one of the world's leading resort destinations. The mall was completed in June 2026 and officially opened today. The design architects were carried out by Mitsubishi Jisho Design Inc. and its Singapore subsidiary, Mitsubishi Jisho Design Asia (MJDA).
This is the first large-scale luxury outlet mall development in Bali* 1, and it is the second project Mitsubishi Estate Group undertakes in Indonesia.
Furthermore, Bali is recovering steadily from the COVID-19 pandemic, with the projected number of tourists in 2025 being approximately 16 million, including both domestic and international visitors, which is the same level as 2019, the highest number in the Bali provincial government's statistical history. SVGOB will be Bali's first international-standard factory outlet * 2, attracting the consumption demand of affluent domestic and international tourists.
This project will be the third outlet mall developed by Mitsubishi Estate Group in Southeast Asia, following "The Grand Outlet East Jakarta" in Karawang, Jakarta (opening December 2023) and "Central Village" in Thailand (opening August 2019). It aims to establish an unprecedented shopping resort in Bali, one of the world's leading resort destinations.
In parallel with this property, Mitsubishi Estate Estate Indonesia is also promoting "Two Sudirman Jakarta," a large-scale mixed-use development project consisting of two super high-rise buildings: a commercial building (hotel, serviced apartments, offices, and commercial facilities) and a residential building (condominiums). (Site area approximately 3.3 hectares, total floor area 252,000 m², main construction started in July 2024, with completion scheduled for the end of 2028.) The management contract for the hotel and serviced apartments of "Two Sudirman Jakarta" has been signed with the Hyatt Group (PT Hyatt Indonesia), and an Andaz hotel will be opening a branch there. The residential units are currently on sale.
Through this portfolio comprised of various asset types, we will supply and renew urban functions in Indonesia, expand our presence in the real estate market, and build expertise.
■ Main features of "Sira Village Grand Outlet Bali"
[Strategic location in conjunction with international ports and international airports]
Kura Kura Bali, where SVGOB is located, has been designated by the Indonesian government as a "Special Economic Zone for Tourism and Creative Industries," and is a promising area with potential for future development in the financial sector. BTID is developing the vast 498-hectare site as a marine integrated resort, with a marina, luxury villas, and an international school already underway. While possessing the characteristics of a marine resort, it boasts exceptional accessibility, being only about 20 minutes by car from Bali International Airport (Ngurah Rai Airport) and within 30 minutes of major tourist areas, thus avoiding the chronic traffic congestion typical of Bali.
Furthermore, it is located near Benoa Port, which is undergoing expansion work to enable the docking of large cruise ships as part of the "Bali Maritim Tourism Hub (BMTH)" initiative * 3, a national strategic project led by the Indonesian government. It will also attract inbound tourism demand, including cruise passengers from a wider area.
[Inspired by traditional Balinese villages and gazebos, with a design focused on harmony with nature]
The design architects were handled by Mitsubishi Jisho Design Inc. and its Singapore subsidiary, Mitsubishi Jisho Design Asia (MJDA). With the main concept of "A Village for Diverse Communities," the design draws inspiration from Bale's traditional gazebos and the spatial composition of traditional houses and settlements. For the store, facade, guest restrooms, and exterior water features are finished with locally sourced igneous rock and brick, and for elevator lobbies and exterior benches, Bankirai wood (a tropical hardwood from the Dipterobitaceae family) sourced from Kalimantan Island, actively incorporating locally sourced materials. Additionally, by planning the building based on wind direction and strategically placing water features within the site, we are taking into account the natural cooling effect of the promenade, thereby creating an outdoor environment suited to the tropical climate. We are also planning to obtain * 4 certification, a representative environmental performance evaluation system in Southeast Asia.
From Dubai-based international F & B brand "Sunset Hospitality Group"* 5 to contemporary Italian restaurant "ISOLA" (scheduled to open in autumn 2026), approximately 130 stores are planned to open, ranging from top international brands to noteworthy local brands. A variety of dining areas with terrace seating overlooking the sunset will also be provided.

3. A plan to expand and develop Benoa Port in southern Bali into one of Southeast Asia's largest marine tourism hubs. Construction is underway to create a port capable of accommodating some of the world's largest international cruise ships (3,000-5,000 passengers) and to build a state-of-the-art passenger terminal. This is expected to attract new affluent inbound tourists by sea and generate economic benefits for the surrounding area.
4. Developed by the Singaporean government agency BCA, this is Asia's highest-level green building certification standard. It contributes to the ESG requirements of global brands, such as significantly reducing store operating costs through highly efficient energy and water conservation management.

Established in Dubai in 2011, this hospitality group operates and develops over 112 premium properties in 26 countries worldwide (as of 2026), including 5-star hotels and resorts, ultra-luxury beach clubs, nightclubs, fine dining restaurants, and fitness centers. With significant investments from companies such as Goldman Sachs, it has gained attention in recent years due to its strong financial foundation.

■ About PT Bali Turtle Island Development
As a subsidiary of the Indonesian conglomerate GT Group (Gajah Tunggal), and the master developer that owns Kura Kura Bali, including the site of this project, the company is promoting infrastructure construction and attracting investors. Based in Bali, it has been involved in the island's development for over 20 years, aiming to create a unique mixed-use resort. The GT Group is the largest comprehensive tire manufacturer in Indonesia and Southeast Asia, boasting an overwhelming market share in both the four-wheel and two-wheel sectors. Tuan Sing, a business partner of Mitsubishi Estate in "The Grand Outlet – East Jakarta, Karawang," Indonesia's first large-scale luxury outlet mall, is also one of the company's real estate businesses.
