We were in charge of Construction Management (CM) work centered on concept creation for the flagship store reconstruction project of Itoya, a long-established stationery store in Ginza, Tokyo. In restructuring the flagship store, we felt that in order to transform the traditional retail format, it was necessary for everyone involved in the project to properly share the client's desired direction and corporate philosophy.
We established a system and structure that allowed thorough discussions on the soft aspects from the planning stage onwards. We focused not only on completing the building, but also on the soft aspects of commercial work, such as considering programs with an eye to operation after completion. In addition, in order to realize the new store, we devised order classifications and timing to ensure the optimal design and construction system, and began discussions with the main designer and interior designer at an earlier stage than usual, commencing design after repeated discussions on concept creation. As a result, we were able to ensure quality and reduce costs within the deadline without the project deviating from its strict schedule.
