We were in charge of Construction Management (CM) work centered on concept making for the flagship store reconstruction project of Itoya, a long-established stationery store in Ginza, Tokyo. In order to reform the conventional retail format in the restructuring of the flagship store, we thought it was necessary for all involved in the project to properly share the client's desired direction and corporate philosophy.
We have established a system and structure that allows for thorough discussion of soft aspects from the planning stage. We did not just focus on completing the building, but also focused on soft CM work, such as considering programs with an eye toward operation after completion. In order to realize the new store, we also devised order classifications and ordering timing to ensure optimal design and construction, began discussions with the main designer and interior designer at an earlier stage than usual, and began designing after repeated discussions on concept making. As a result, the project's course remained steadfast despite the strict schedule, ensuring quality and reducing costs within the deadline.
