A plan to rebuild the Kabukiza Theater, a theater dedicated to Japan's traditional performing art, Kabuki.
Taking advantage of the Urban Renewal Special District System, this complex was built together with an office tower while maintaining the appearance of the Kabukiza Theater.
The Kabukiza Theater inherits and evolves the design of its predecessor, both facade and out, while updating a variety of functions, and also includes a plaza (Kobikicho Plaza) directly connected to the subway station below the theater, as well as commercial facilities and a community center and rooftop garden above. The tower will be constructed above the pillar-free theater space, making it a megastructure like a bridge.

Landscape
Landscape plan was based on the concept of the new Kabukiza as a "multi-cultural hub," and was based on the theme of "garden and house as one." It combined a gallery that allows visitors to experience the history of the Kabukiza with the garden, creating a strolling garden that visitors can freely enter and view.
The ground level is planned with an emphasis on the view from each street, with Harumi-dori Street representing the face of the Kabukiza, Kobikicho-dori Street being conscious of the neighborhood relationship with the surrounding area, and Showa-dori Street representing the face of the offices.
Underground passage
In conjunction with the plan, an underground passageway was also constructed to connect Higashi-Ginza Station on the Tokyo Metro Hibiya Line and Toei Asakusa Line with the building, leading to the new No. 3 exit of Higashi-Ginza Station. Not only will theatergoers be able to visit without getting wet in the rain, but it will also improve convenience for employees of the building and general subway users, expand the underground pedestrian network from the Ginza area, and further contribute to easing congestion in front of the ticket gates by widening the station facilities.
On this occasion, the interior design of Kobikicho Square has been unified to create a sense of unity between the underground passageway and GINZA KABUKIZA. In the event of an emergency, Kobikicho Square will serve as a disaster prevention base, and a disaster prevention network will be created by directly connecting it to the subway station and underground passageway.
