Year Book 2018Special FeatureIn its corporate reorganization of August 2018, Mitsubishi Jisho Sekkei reorganized its operating groups, establishing a Consulting Group to respond to the diversifying needs of its customers.As the in-house design department of Mitsubishi Estate, a major developer, Mitsubishi Jisho Sekkei accumulated many years of experience in the management, maintenance, and renewal of the company’s buildings. Bringing specialized expertise to the client’s problems, our engineers have devised innovative solutions and built up a wealth of know-how. Now this know-how is available as consulting services to a growing number of customers.The Consulting Group is made up of four departments: the Construction Management Department, the Renovation Design Department, the Planning & Project Consulting Department, and the Civil Engineering & Environmental Design Department. It is staffed by about 130 persons, approximately 20% of the company’s employees. The sta includes many highly experienced experts who have handled diverse projects in a variety of departments. Backed up by the creativity of every member of the group, we deliver optimal solutions that become value for the customer.The Construction Management Department has a strong track record dating back to before the split from our parent company Mitsubishi Estate. According to requests from the client, our engineers offer advice and proposals to improve the design with innovative solutions. We also support the prepalation and issuance of construction contracts.In the eld of renovation, a high priority for the Mitsubishi Estate Group, we contribute technologies to fill the gaps in conventional design and management work, providing optimal solutions for upgrading existing stock and enabling other customer ambitions.The Civil Engineering & Environmental Design Department uses its deep know-how in district-wide development to propose spatial congurations for the site as a whole, from the broad viewpoint of a civil engineering designer.The Planning & Project Consulting Department handles negotiations with government authorities and uses its business know-how to propose new and more profitable business lines and techniques and turn them into form.As members of the Consulting Group, each of these hitherto independent departments stands ready to answer every kind of customer request, without boundaries between disciplines or barriers to creativity.Within Mitsubishi Jisho Sekkei, design management is handled by the Design Group and Engineering Group. using the latest and most advanced technologies and design methodologies. We believe that the ability to obtain immediate feedback of knowledge and insights from the building design process is a unique strength of our consulting services. As a full-service design office, Mitsubishi Jisho Sekkei is ready to meet a wide range of customer needs.Shinichi TakeuchiDirector & Deputy PresidentHead of Consulting Group当社は長年デベロッパーのインハウス設計組織として、自社ビルの設計監理、メンテナンス、リニューアルの業務に携ってきました。そして、事業主の技術者として専門性を発揮し、さまざまな課題に取り組み、ノウハウを蓄積してきました。そのノウハウに今、注目が集まり、コンサルティングサービスとして多くのお客さまに期待されています。コンサルティンググループは、コンストラクションマネジメント部、リノベーション設計部、都市開発マネジメント部、都市環境計画部の４部署で構成され、社員全体の２割ほどに当たる約130人が従事。さまざまな部署で多様なプロジェクトを担当してきた経験豊富なスタッフが揃っており、社員一人ひとりが創造性を発揮し、お客さまの価値となる最善の提案をしていきます。コンストラクションマネジメント部の業務は三菱地所から分社する前から行っていた「設計監修」と呼んでいる業務にあたります。事業主からの依頼に応じ、技術者としての創造性を働かせて、設計内容などをより良いものとなるよう助言、提案を行い、また工事発注の準備や支援も行います。三菱地所グループ全体で注力しているリノベーションについては、従来の設計・監理の仕事の隙間を埋める技術を提供することで、既存ストックのグレードアップを始め、お客さまの要望に応じた最適なソリューションを提供しています。都市環境計画部は、面開発で培ってきたノウハウを生かし、土木系デザイナーが持つより大きな視点から、敷地全体の空間づくりを提案します。都市開発マネジメント部においても、行政と折衝しつつ、新しい事業手法を生み出すノウハウを生かし、お客さまにとってより有益な事業手法を探り、形にします。それぞれが独立した部署としてやってきましたが、これからはお客さまのどのようなご要望にも応えていけるよう、部署の垣根を外しそれぞれが親和性を持ち、創造的に動いて行こうという構えです。当社は設計監理を担うデザイングループ、エンジニアリンググループが同じ組織の中にあり、最先端技術、設計手法があります。建物の設計から得られる情報や知見をすぐにフィードバックできることも当社の強みと考えています。今後もこれらのように、組織設計事務所の総合力を発揮し、お客さまの多様なニーズに応えてまいります。代表取締役副社長執行役員コンサルティンググループ長　　竹内 晋一005
