The facade■ which resembles an alleyway■ serves as a bu■er between outside and inside■ contributing to reducing the air conditioning load in the office It is also used as a natural ventilation chimney and a space for worker interactions. On typical floors, two types of ductless air-conditioning (variable air volume Coanda air-conditioning and outdoor air cooling type radiant air-conditioning), developed in cooperation with the business operator, were installed to reduce the floor height and maximize within the height restriction the rentable rate of the office. We aimed at LEED certi■cation■ the ■rst attempt for our company■ and obtained GOLD (v■) An FCU (fan coil unit) with a cleanable coil was developed mainly for installation in hotels. It is an air-conditioning unit to be housed in the ceiling and realizes the following three goals: (1) remove odor and mold and improve maintainability, (2) improve design flexibility by downsizing the access panel, and (3) downsize the equipment and realize energy-saving through combining higher-temperature cold water. The inside of conventional FCUs could only be cleaned by stopping the guest room operation, dismantling parts of the ceiling, and removing the equipment. The new equipment, on the contrary, has the access panel on the side of the main unit and the anti-splashing plate for the cleaning liquid inside that make it possible to perform high-pressure cleaning with the unit fixed in the ceiling. In addition, we succeeded in making the new FCU more efficient and compact by flashing higher-temperature cold water, which was previously used only for heating, and gradually cooling the air.
